Transaction Description: Southfield Office Towers is located in Centennial CO. The borrower’s needs were to refinance an existing hard money loan on the office towers. A new loan with a 25 year amortization and a fixed 5 year term will allow time to lease up the property and stabilize cash flow. The property was previously an underperforming office tower and has recently begun to stabilize occupancy and income. The building consists of two eight-story office buildings with approximately 85,000 square feet.
Challenges: The property income with the current occupancy did not provide adequate debt service for traditional lenders. Also, there was a need to structure the loan to provide some cash for tenant improvements and leasing commissions. The borrower also wanted to manage taxes and insurance reserves on their own without a reserve account.
